That table is worth a second look, because it is not proportional. The EOI doubles from ₹10,00,000 to ₹20,00,000 while the tentative size* goes from 1,927 sq.ft* to 4,370 sq.ft*, which is more than double. Since the printed rate is the same across each configuration, the largest apartment is the one whose queue costs the least to join relative to what it will eventually cost to buy. It is a small point, and it matters only if you were already weighing two configurations on cash-in-hand grounds rather than on space.

The second thing the table does not tell you is what the EOI is not. It is an advance that adjusts against the unit price on allotment, so it is neither a fee nor a charge on top; but it is also not the booking amount. The 20X5 plan opens at 10% on booking, and your EOI adjusts into that rung rather than standing beside it. The EOI figure does not carry other charges either, which the plan places at the offer of possession alongside the final 20%. If you are sizing the cash the first month asks for, the EOI is the first number, the 10% on booking is the second, and the 10% due within 30 days is the third.

What a priority number gets you, and what it does not

It gets you earlier choice, and that is the whole of it. The price list runs the allocation on a first-come-first-serve basis and gives each EOI a priority number, so a lower number means you pick before the person behind you. It does not buy a better rate, because the printed rate is the same across each configuration. It does not name an apartment either: what the list gives you is a place in a sequence, not a unit. What the number converts into on the day is a home, the tower, the floor and the orientation still on the board when your turn arrives, across the 11 towers and 784 units on 14.83 acres the flyer sets out. Which makes timing, not negotiation, the thing to work on. The list prints “OFFER CODE WILL BE ANNOUNCED AT THE TIME OF ALLOTMENT”, in those words, so anyone quoting you a code today is running ahead of what ACE has actually printed, and a number built on one is not a number you can hold anybody to. Allotment is also the moment your priority is spent: it does nothing before that day and nothing after it. The practical consequence is that the time between EOI and allotment is for deciding what you want, not for bargaining. One practical wrinkle sits in the way of that deciding. ACE has published renders of the project; unit-wise floor plans and a master plan were not public as at 4 September 2026, three days after launch, which is ordinary this early and is also why the desk keeps asking for them. If your number comes up before the layouts do, you are choosing on tower, floor and orientation rather than on a plan. Your real exposure between EOI and allotment

Less than most buyers assume, and the price list says so itself in one line:

Read as a decision rather than as a clause, that line changes what an EOI is. Without it, an EOI is a bet on being allotted. With it, the downside of missing out is your money coming back whole, and what you have actually spent is the use of the amount for the length of the queue. That is your real exposure: not the ₹10,00,000, ₹15,00,000 or ₹20,00,000 itself, but whatever that money would otherwise have been doing and whatever it costs to free it up. If it means breaking a deposit early, or leaning on a sale that has not closed, that is the figure to sit with, and it is one only you can put a number on.

The part we would not leave to trust is the paperwork. Get the refund wording onto the acknowledgement you receive for your EOI, in the same words the list uses, so the printed rule and your own paper trail cannot drift apart later. A refund rule that lives on the developer's price list and on your receipt is in a different class from one that lives in a conversation. If an acknowledgement comes back without it, that is a question to raise before the next instalment, not after.

Three concrete things, and together they are why an EOI here is a different object from an EOI on an unregistered launch. Where the EOI sits in the 20X5 ladder

At the front of it, and inside it rather than on top. The 20X5 ladder runs 10% on booking, 10% within 30 days, 20% at ground floor slab, 20% at 10th floor slab, 20% at super structure, and 20% plus other charges at offer of possession. Your EOI is not a seventh line on that list of six; it is money already sitting in the first one.
