This page is for the buyer holding the ACE Arte price list and trying to pick a line. It sets out what separates the three configurations, what each printed figure does and does not cover, where the list goes quiet, and what to have written down before any money moves. The three ACE Arte sizes, and what separates them
Start from the thing the list makes easy: the pre-launch BSP of ₹16,995/sq.ft* is the same on all three lines. That removes price band from the decision entirely and leaves three variables, the tentative area* you are buying at that one rate, the room count that comes with it, and the EOI amount the list attaches to each line. The last column is the near-term cash question, because it decides what you have to move to sit in the queue at all. Read the table as a shortlist. *Every area above is printed as a “Tentative Size*” on the developer's announcement material, and the list does not name the area basis behind it, so treat none of the three as a measured area you can plan a room against. The step column is plain subtraction between two tentative figures, useful for weighing the lines and nothing more. The arithmetic column is one rate applied to one tentative size and rounded inside the bracket, which makes it the floor of a cost sheet rather than its total. PLC, GST and other charge heads are named on the list without figures printed against them, so your final outgo sits above that column by an amount not yet public, and prices remain subject to change at the company's sole discretion. Carpet area as defined under RERA is specified in the Agreement for Sale.
The rate carries the case for booking now
Most of it, and the list makes that visible by printing two rates rather than one. The same dated list carries a launch BSP of ₹21,995/sq.ft and a pre-launch BSP of ₹16,995/sq.ft, the difference between them being the pre-launch discount of ₹5,000 per square foot. That ₹5,000 is the whole of the pre-launch case, and because it is a rate rather than a lump sum it grows with the line you pick: it is applied to every one of 1,927, 2,614 or 4,370 tentative square feet. What the list does not print is a date on which the pre-launch rate closes. That is the question worth putting to the desk in writing before you fix a budget, because it makes the size decision and the timing decision one decision instead of two.
What the 1,927 sq.ft 3 BHK commits you to
This is the entry line, and the one behind the headline you have probably already seen. ACE prints “Starting From ₹3.27 CRORE*” on the end frame of its announcement film, and the arithmetic under that headline is 1,927 sq.ft × ₹16,995 = ₹3,27,49,365*, about ₹3.27 Cr, before the extra charge heads and subject to change. Two things follow for a buyer. First, a headline built from a rate times a tentative size* is the floor of your cost sheet, not its total, so a budget set at ₹3.27 Cr* is a budget set before the heads the list names without figures. Second, the entry ticket into the sequence for this size is an EOI of ₹10,00,000, the smallest of the three, which makes this the line where the gap between wanting a unit and holding a priority number is narrowest.
The extra 687 sq.ft on the 4 BHK buys area and a room
Area and a room, and on the documents we hold, nothing else. The middle line is 2,614 sq.ft, which is 687 sq.ft of tentative area* above the 3 BHK at exactly the same rate: 2,614 sq.ft × ₹16,995, the same arithmetic as the 3 BHK and issued on the desk's dated cost sheet, other charges extra, subject to change, against an EOI of ₹15,00,000. The part that settles the decision is what does not change. The specification document lists the same finishes for every configuration, the same imported/Italian marble, the same laminated bedroom floors, the same modular kitchen, so moving up from the 3 BHK does not buy a better-finished apartment. If the room count is what your family needs, the step is worth pricing on its own terms. If you were expecting the larger line to arrive finished differently, the document does not describe a different finish for it.
The 4.5 BHK you were quoted and the 4 BHK + S are one line
It is not, and settling that before you line two quotes up beside each other saves an argument. The price list calls the largest configuration 4 BHK + S at 4,370 sq.ft; the announcement flyer styles that same line “4.5 bedrooms”. Two labels, one configuration, one rate. The arithmetic on it is 4,370 sq.ft × ₹16,995, issued on the desk's dated cost sheet, other charges extra, subject to change, against an EOI of ₹20,00,000. It is the widest step on the list and therefore the line most exposed to the rate itself, since one ₹16,995/sq.ft* is being applied across the largest area. What you cannot decide yet, and why
The room, as distinct from the apartment. As at 4 September 2026 neither a unit-wise floor plan nor a master plan has been published for ACE Arte, though renders are; the dated price list is what puts an area against each configuration, which is why the table above is built from it rather than from a plan. Practically, that draws a clean line through your decision. On one side you can settle today: the configuration, the tentative area* band, the rate, the EOI and the queue. On the other side you cannot settle yet: a room's dimensions, a balcony's depth, the kitchen's working length, where a unit sits in its tower and what it faces. Any plan reaching you at this stage from somewhere else is worth holding against the printed tentative sizes* before you act on it. The finish does not change with the size
That is the most useful thing on this page for a buyer weighing two lines. The ACE Arte specification document, the one titled “ART MEETS ARCHITECTURE”, which we read at our desk on 3 September 2026, runs one list across the configurations above, with final unit specifications per the Agreement for Sale. So finish comes out of the size decision altogether and four variables are left: area, room count, the EOI amount and the plan nobody has seen. What the EOI on your size buys
A position, not an apartment and not a price. The list sets the mechanism out plainly: units go first-come-first-serve, an EOI carries a priority number, and the offer code will be announced at the time of allotment. Taken in order, that means your ₹10,00,000, ₹15,00,000 or ₹20,00,000 decides when you get to choose, while the rate you pay stays the one on the dated list and the figure that binds is fixed only when the Agreement for Sale is executed. The exit is printed on the same list in full: if a unit is not allotted, the full payment is refunded without any deduction. So on the terms the list prints, an EOI that does not convert comes back whole, and what you are committing in the meantime is time rather than a price. Before you transfer anything, have the priority number, the size basis and the named charge heads set down on one dated sheet. Which line are you weighing? Name the configuration and one dated sheet comes back for it: the tentative area* as printed, the charge heads the list names, the EOI step and where the priority number sits, all in writing so you can hold it against any other quote. What the decision comes down to
- One rate covers every line. The pre-launch BSP of ₹16,995/sq.ft* applies to 1,927, 2,614 and 4,370 sq.ft alike, so you are choosing area and room count, not a price band.
- Finish does not move with size. The specification document runs the same marble, the same laminated bedroom floors and the same modular kitchen across all three configurations.
- Entry into the queue is what differs in cash terms: ₹10,00,000, ₹15,00,000 or ₹20,00,000. It buys a priority number in a first-come-first-serve sequence, and the list prints that an unallotted EOI is refunded in full without any deduction.
- A quote naming a “4.5 bedrooms” unit and a quote naming a “4 BHK + S” unit are quotes on the same 4,370 sq.ft line. Match the sq.ft before you compare the price.
- The ₹5,000 pre-launch discount per sq.ft, the gap between the launch BSP of ₹21,995/sq.ft and the pre-launch BSP of ₹16,995/sq.ft, is the timing case in full, and the list prints no date on which it closes. Ask for that date in writing.
- No printed size is yours until the agreement says so. Every size is marked tentative*, the area basis is not named, and carpet area under RERA UPRERAPRJ528653/07/2026 is fixed only in the Agreement for Sale.

No. It is the 4,370 sq.ft line wearing a second label. The price list W.E.F. 21 August 2026 names that configuration 4 BHK + S, while the announcement flyer styles the same line 4.5 bedrooms. One configuration, one rate. If two quotes reach you under the two names, compare the sq.ft figure and the rate rather than the label, and ask each quote to print the same tentative size* so the comparison is real.
Is ₹3.27 Cr* what I will actually pay for the 1,927 sq.ft 3 BHK?
It is the floor of your cost sheet, not its total. The figure is plain multiplication, 1,927 sq.ft × ₹16,995 = ₹3,27,49,365*, the pre-launch BSP applied to a tentative size*, and the same arithmetic on 2,614 and 4,370 sq.ft comes on the desk's dated cost sheet. PLC, GST and the other charge heads are named on the list with no figures printed against them, and prices remain subject to change at the company's sole discretion, so ask for the itemised sheet with every head named before you set a budget. What do I have to put in to hold a priority number, and does it come back?
The amount is set by the line you want, on the price list W.E.F. 21 August 2026: ₹10,00,000 for the 1,927 sq.ft 3 BHK, ₹15,00,000 for the 2,614 sq.ft 4 BHK, ₹20,00,000 for the 4,370 sq.ft 4 BHK + S. What it buys is a position rather than a price, because units go first-come-first-serve against a priority number and the offer code is announced at the time of allotment. On the way out the list is explicit, that if a unit is not allotted the full payment is refunded without any deduction. Have the priority number and that refund line written on one dated sheet before you transfer.
What should I get in writing about area before I pay an EOI?
Three things, and the price list settles none of them on its own. Ask the desk to write down the area basis sitting behind the printed tentative size*, the carpet area as defined under RERA for the specific unit, and the date the size sheet was issued. The printed sizes do not decide your carpet area, because carpet area is a separate and smaller measure, and the number that binds is the one written into your Agreement for Sale under UPRERAPRJ528653/07/2026. Until the unit-wise floor plans are published you are choosing a configuration and a rate, not a room.

What the published figures fix is the scale: 784 units in 11 towers on 14.83 acres per the launch flyer, and about 80% open space on a three-side-open plot per ACE's own figures. Any drawing you are sent should carry UPRERAPRJ528653/07/2026 rather than the earlier ACE Parkway 2.0 name, show one configuration per drawing, and match one of the three printed sizes.
