That is ACE Group's own published starting price. The announcement film prints “Starting From ₹3.27 CRORE*” on its end frame, and the arithmetic behind it is the smallest configuration at the discounted rate: 1,927 sq.ft at ₹16,995/sq.ft is ₹3,27,49,365*. Read it as an entry ticket on base price alone, at a size marked tentative*, before any of the heads named further down this page. It is where the range starts, not what a home costs.

What the ₹16,995/sq.ft rate covers

Base selling price, and none of the heads named alongside it. PLC, GST and other charges sit on the same document as extra, with no rupee figure printed against any of them, and stamp duty and statutory charges are borne by the buyer. So the rate settles the largest line on a cost sheet you have not seen yet; it does not settle the total at the bottom of that sheet. Notice what the table says by repeating itself. The three rate columns are identical on every row, so a configuration choice moves only the size you are buying and the benefit figure derived from that size. Your rate stays ₹16,995/sq.ft whichever door you pick. What changes is the ticket, and the ticket is what the payment plan then breaks into five parts.

What the pre-launch benefit actually is

It is the ₹5,000/sq.ft discount already priced into your rate, restated as a rupee figure for each size:

  • 3 BHK, tentative 1,927 sq.ft*: the column reads ₹96,35,000, which is ₹5,000/sq.ft applied to that size.
  • 4 BHK, tentative 2,614 sq.ft*: ₹1,30,70,000 on the same arithmetic.
  • 4 BHK + S, tentative 4,370 sq.ft*: ₹2,18,50,000, the largest of the three only because it is the largest size.

The figure scales with the size you buy and with nothing else, which is why the biggest number in that column is not the best deal in it. Three consequences follow. Nothing is credited to you at any stage, because the discount already sits inside the ₹16,995 you would be paying. Nothing about a return or a future appreciation follows from the distance between the two printed rates. And if the pre-launch rate is withdrawn the benefit column goes with it, since prices are subject to change at the company's sole discretion and either rate can be revised.

The shelf life of the ₹16,995/sq.ft rate

The list does not answer that, and the silence is the whole reason to move deliberately. It carries a W.E.F. date of 21-08-2026 and a line reserving prices to change at the company's sole discretion, and it puts no closing date beside the pre-launch rate. So the rate is dated to that marker rather than held open for you, and the sensible response is a task rather than a feeling: get the rate for your configuration confirmed in writing on the day you decide, and check that the confirmation carries a date of its own. A number given on a call is not the same thing as a dated line in your inbox.

“4 BHK + S” and “4.5 BHK” are the same 4,370 sq.ft unit

One unit, two labels, and it only bites when you are comparing offers. The price list names it “4 BHK + S”, a 4 BHK with a servant quarter, while the announcement flyer for the same launch calls the identical unit “4.5 Bedrooms”. We use the price-list form here because the list is the document carrying a date. If a listing elsewhere quotes a “4.5 BHK” at this size, you are looking at this configuration, so compare on the 4,370 sq.ft figure and the rate rather than on whatever name the listing has given it. The printed lines that change what you do next

The margins carry more decision-relevant text than the table does, and several of them reorder your next fortnight:

Offer code will be announced at the time of allotment

  • The offer code lands at allotment, not at EOI. That notice sits in its own band across the list, in the words quoted above. The sequence therefore puts your money in first and the code second, which makes the cost sheet handed to you at allotment the place to check that the code was applied.
  • A priority number decides the queue. Units go first come first serve against that number, so the day your EOI clears is doing more work for you than the configuration you finally settle on.   • The refund is written against one event. If a unit is not allotted, full payment is refunded without any deduction. That protection is keyed to non-allotment, so anything else you want covered belongs in writing before the cheque is drawn rather than after.
  • PLC, GST and other charges sit outside the rate. Those heads are named with no rupee figure printed against them, and stamp duty and statutory charges are borne by the buyer. Until a dated cost sheet puts numbers on them for a specific unit, what you are holding is a base price and not a total, which is exactly why ₹16,995 cannot yet be set against a quote from anywhere else.
  • The rate is dated, not held. Prices are subject to change at the company's sole discretion, and the W.E.F. date is the shelf-life marker sitting over every figure above it.

What is not on paper yet, and what that does to a size decision

Renders for ACE Arte are published. A unit-wise floor plan and a master plan are not in the published kit as at 4 September 2026, so the size you are pricing today is the tentative figure* on the list and no area basis is named beside it there. Two things follow. Ask the desk what exists for your configuration right now, so you know what there actually is to choose between. And treat carpet area as the number to reconcile at the Agreement for Sale, because that is the document where RERA defines it and where the definition binds.
