What a capped-density address actually buys you
Start with the address itself: the southern end of Noida in Gautam Buddha Nagar, Uttar Pradesh, on the seam where the city runs into Greater Noida, with the Noida-Greater Noida Expressway as its frontage. That frontage is the sector's road access rather than an internal feeder grid, which means you enter and leave the sector on one road. When the expressway is clear your drive is quick, and when it is not, that single road is the constraint you feel. Anyone commuting north daily should drive it once at 9am before deciding anything else on this page.
The planning fact worth pricing is the designation. Sector 150 is a Sports City zone under the Noida Authority masterplan, a mandate that caps residential density across the sector and reserves large areas as green. What you are buying from that is not the view out of the window today, because a view can be built over. You are buying a limit on what is allowed to appear beside you in ten years. Older Noida sectors at comparable rates are not planned to that limit, so an open plot beside a tower there can be built to a greater height later. Here the cap is the durable part of the purchase, and it is the part that survives whether or not any promised amenity gets built.
The same rule is why the sector is thin on everything else. Schools, hospitals and offices sit outside the boundary, so a household living here drives to all three. Cost that as fuel, hours and quite possibly a second car before you file it under inconvenience, because for most families the second car is the real number and it recurs every month. The connections you can use this year, and the ones you are buying forward
Four pieces of infrastructure set what this address does for you, and they are not at the same stage of life. Sorting them by stage is the entire exercise, because the price you pay today prices all four, while only some of them are available to you today. Below, each one carries its stage first and its consequence for you second.
- Noida-Greater Noida Expressway. Usable now, and the sector fronts it. Practically, this means your commute time is decided by the traffic on one road rather than by which route you choose that morning.
- Sector 148 metro, Aqua Line. Usable now, but not on foot. It is the nearest station at roughly 3.2 to 4 km away by road, with no station inside Sector 150, so a metro commute from here begins and ends with a car or an auto. Cost that first mile twice a day before you count the metro as your commute at all. The Aqua Line extension approved in February 2026 lays its new stations along the Botanical Garden to Sector 142 corridor rather than in this sector, so what improves for you is the onward interchange, not the walk to the platform.
- Yamuna Expressway. Usable now. Access is roughly 3 to 7 km from the sector via Pari Chowk, and this is the road you will actually be on whenever you go to the airport, so drive that leg once before you weigh the airport in your decision.
- Noida International Airport, Jewar. Open and operating since June 2026, and roughly 35 to 46 km from the sector by road. This is the input that repriced the corridor most recently, so be honest with yourself about which side of it you are on. If you fly monthly, this is the line that justifies a southern Noida address in a way it could not have been justified in 2024. If you rarely fly, you are still paying for it, and the premium is being set by somebody else's travel schedule rather than yours.

One more item needs its stage attached before you let it into your valuation, because it turns up in almost every description of this corridor. The international cricket stadium is recorded in that guide as UPCA-approved and planned, targeted around 2028, and not yet built. Approved and planned is a stage, not a delivery date, so give it whatever weight you would give any other intention: real, worth watching, and not yet something you can walk into. The safe way to buy here is to make the already-usable items carry the price on their own, and to treat everything at the planned stage as upside you did not pay for.
The flyer lines to turn into written questions
ACE Group's announcement flyer for ACE Arte makes several claims about the sector, and a line on a flyer is a good starting point for a question rather than a term you can rely on. We reproduce them in ACE Group's wording and we have measured none of them ourselves. Each one below carries the question that converts it into something checkable, which is the only form in which a marketing line is any use to you:
- The flyer describes the address as the “greenest sector in Noida with a golf course in the sector”. Ask which facility this refers to, who operates it, who is entitled to use it, and what stage it is at today. A course located in the sector, a course you are allowed to play, and a course that is open are three separate things, and only the third one is usable this year.
- On the flyer the project is placed near Noida International Airport and the international cricket stadium. Near is a feeling, not a distance. Ask for both in kilometres measured from the specific site you are being sold, then apply the stage test above, because one of the two is operating and the other is planned.
- Turning from the sector to the project, the flyer states 784 units across 14.83 acres and 11 towers, describing a low-density project with an expansive central green and a spacious clubhouse. Ask which of the central green and the clubhouse appear in the sanctioned plan and are carried into the Agreement for Sale, since that is the document in which an amenity stops being a description and becomes something you can hold anyone to.

Why two ACE registrations in one sector change your diligence
Because a number quoted at you here can be true and still be about a different project. We track two registrations in this sector, both of them ACE Group filings, and both supportable from the register or from our own pages. What follows is the pair we track. It is not a list of everything registered in Sector 150 and we are not offering it as one.

Read that table as two projects, not as one project with two dates. Same promoter, ACE Infracity Developers, same sector, and each one carrying its own registration, its own approvals and its own figures. The practical effect on you is direct: a rate, a layout, a delivery record or a resale price quoted from the older project does not describe the newer one, and the two are easy to blur because the newer one is marketed as ACE Parkway 2.0. So when anybody puts a figure in front of you for this sector, the useful question is not whether the figure is real. It is which registration the figure came off. What has to be settled before any money moves
Four checks, and the order is deliberate. They apply to any project in Sector 150, the one this site covers included, and none of them takes longer than a few minutes. Doing them out of order is how buyers end up negotiating a term they have already paid against, which is the weakest position available to them.
1. Search the register yourself, under the registered name
A number printed on a marketing page is a claim. The same number standing on the government register is a record, and only one of those two is worth anything to you. Open up-rera.in, go to the registered projects search, and look it up there rather than trusting any site, this one included. For ACE Arte the registration is UPRERAPRJ528653/07/2026, registered 28.07.2026. One trap catches people here: the registered name and the marketed name are not always the same, and they are not the same in this case, so search the registered one or you will conclude that a properly registered project does not exist. 2. Make sure your money has exactly one place it can land
A registered project has a designated collection account tied to it by name, and that is where the money for it belongs. Get the account in writing before you write anything, then do the step people skip: read the project name printed on the account against the project name on your booking form, character by character. In this sector, where one promoter holds two registrations, that comparison is doing real work. ACE Arte's account is at ICICI Bank Limited, Branch Sector-132 Noida, in the name of the promoter's collection account for ACE Arte, with cheques and demand drafts favouring “ACE INFRACITY DEVELOPERS PVT. 3. Put the area basis in the Agreement for Sale, not in an email
Buyers skip this one more than any other, and it is the check that moves the most money, because a size in square feet tells you nothing at all until you know what it is measuring. ACE Arte's price list W.E.F. 21-08-2026 prints three sizes, 1,927 sq.ft for the 3 BHK, 2,614 sq.ft for the 4 BHK and 4,370 sq.ft for the 4 BHK with servant, all marked “Tentative Sizes*”, and it names no area basis anywhere on the sheet. A launch list leaving that unnamed is ordinary and is not something to read anything into. Your agreement leaving it unnamed is a different matter, because RERA makes carpet area the defined term and the Agreement for Sale is the document where that definition actually binds. So ask which basis your rate is quoted against, and then insist the answer lands in the agreement rather than in a WhatsApp reply or a sales email, neither of which is worth anything later. 4. Turn each milestone into an event you could drive out and see
A construction-linked plan is worth exactly what its triggers are worth, so read the triggers rather than the percentages. The 20X5 plan attached to ACE Arte runs 10% on booking, 10% within 30 days, then 20% after ground-floor slab casting, 20% after 10th-floor slab casting, 20% on completion of the super structure, and 20% plus other charges on offer of possession. Note what that shape does to your cash: the 10% on booking and the 10% within 30 days are both called before any slab is cast, triggered by a date and a signature rather than by construction, while everything after that is tied to something physical. Ask yourself, for each of the later triggers, whether you could drive to the site and satisfy yourself that the event has happened, because that is your practical check on whether a demand raised against you is actually due. Then deal separately with what the rate leaves out. PLC, GST and other charges are extra on the price list with no rupee figure printed against them, so the document that tells you your real outgo is a written cost sheet for your specific unit, and you should have it before you commit rather than after. The ACE Arte decision inside this sector
ACE Arte, marketed as ACE Parkway 2.0, is the Sector 150 project this site covers, and its price list W.E.F. 21-08-2026 puts the decision to you as a gap rather than as a price. The list prints a launch BSP of ₹21,995/sq.ft* and a pre-launch BSP of ₹16,995/sq.ft* after a pre-launch discount of ₹5,000/sq.ft. That ₹5,000/sq.ft gap between the two printed rates is the whole of the pre-launch case, and no closing date is printed beside it, so the question you are really answering is what you are willing to pay for certainty. Going early buys the lower printed rate and costs you information about the project. Waiting buys information and, on the list as printed, costs you the gap. Neither rate is the number you will pay, because PLC, GST and other charges sit outside both of them and prices are subject to change at the company's sole discretion.
Booking runs on an expression of interest against a priority number on a first-come-first-serve basis, which is what makes the timing question live rather than theoretical. The list prints one line that changes how much risk there is in going early: full payment refunded without any deduction if a unit is not allotted. Read that line for precisely what it covers, which is the case where no unit is allotted to you, and ask the desk to confirm in writing how a withdrawal is treated once a unit has been allotted.
There is an advantage available to you in this sector that costs an afternoon. The original ACE Parkway, delivered and occupied in the same sector under UPRERAPRJ4514, is a separate project, and it means this promoter's finished work is standing a short drive from the new site. Go and walk it. Look at the lifts, the podium, the landscaping and how the common areas have worn since handover, because a building that has been lived in answers questions no brochure is built to answer. That is a far better class of evidence than any document either of us can send you, and nobody's permission is required to go and look.
