What this sheet takes off your post-possession budget

Two entries change the arithmetic for anyone weighing addresses in this bracket, and both are easy to skim past because they sit in the table like ordinary rows. AC and fan runs against the living/dining and against all bedrooms, which means the air conditioning arrives with the flat instead of arriving as a quotation once you have the keys. False ceilings with lights run through those same rooms, so a second fit-out line is inside the price rather than queued behind it. Compare properly and you are not weighing one rate against another; you are weighing a rate against a rate plus the air conditioners plus the ceilings. In the bathrooms, notice the entry that carries a number: wall tiles up to 7 feet. A number is something a tape measure can settle at handover, which makes it the easiest kind of line to rely on. The entries carrying adjectives instead, “standard fittings” above all, are the ones worth turning into named makes in the agreement, because a name is enforceable and an adjective is a matter of opinion.

Handling a line that reads “Imported marble / Italian marble”

You treat it as a decision still to be made, and you make sure it gets made on paper. A slash means either side of it satisfies the sheet: imported marble or Italian marble, putty or oil bound distemper, flush or skin doors. Sheets circulated at launch read this way across the bracket, because the material call sits months ahead of the sale, so there is nothing unusual in any of it. The narrow point is where the call gets recorded: the sheet keeps the choice open, and the Agreement for Sale is what closes it.

That is why the practical sequence is to settle the open lines before signing rather than after. RERA ties the delivered apartment to the specification recorded in the agreement, so a written answer sitting in the agreement outranks a sample flat, a render, or a reassurance given on a call. The same logic covers what the sheet names without grading: the air conditioners, the sanitary fittings, the modular cabinets. A line reading “provided” establishes that the thing will be there. Only the agreement establishes what it is. Which of those lines actually matter varies with the tower and the configuration, so the checklist our desk sends alongside the sheet is worth asking for rather than assembling from a web page.

Read the sheet for what will be in the flat, read the agreement for which version of it, and settle the open lines in writing before you sign rather than after.
