Three configurations are on offer and each is quoted against a tentative size*: a 3 BHK of 1,927 sq.ft, a 4 BHK of 2,614 sq.ft and a 4 BHK + S of 4,370 sq.ft, every one of them marked “Tentative Sizes*”. Because no area basis is named against those sizes, the number you multiply the rate by is provisional until the Agreement for Sale states a carpet area, and that is the one place the area you are buying becomes binding.

  • Treat the middle column as a floor and not as a budget. It is base selling price alone; PLC, GST and other charges are extra, and stamp duty and statutory charges fall on you on top of all of it, so the cheque you eventually write is larger than the figure in that column by an amount the price list does not quantify.
  • The benefit column is arithmetic, not money you receive. It is the ₹5,000/sq.ft gap between the two printed rates multiplied out across each tentative size*, which is why it grows with the unit, and no part of it is transferred to a buyer at any stage.
  • Confirm which label is on your paperwork for the largest unit. The 4,370 sq.ft configuration appears as “4 BHK + S” on the price list and as “4.5 Bedrooms” on the announcement flyer, and two labels for one unit is exactly the kind of drift that should be reconciled on the allotment letter rather than in conversation.
  • The size you pay on and the area defined under RERA are settled in different documents, and only the Agreement for Sale settles carpet area. The two ACE Arte rates, and which one is behind your quote

Two rates are in circulation for the same apartment, and the ₹5,000/sq.ft between them is the entire pre-launch case: the list dated W.E.F. 21-08-2026 carries a launch BSP of ₹21,995/sq.ft* and a pre-launch BSP of ₹16,995/sq.ft*. Both rates are identical across all three configurations, so nothing about your choice of unit earns you the lower one; only which rate the desk has written on your quote does, and no closing date is printed beside the lower rate.

  • Know what the headline in the film is measuring. The end frame reads “Starting From ₹3.27 CRORE*”, which is the smallest unit at the lower of the two rates, 1,927 sq.ft at the pre-launch BSP of ₹16,995/sq.ft. It is a starting point for one configuration at one rate, not an indication of what a larger unit or the launch BSP produces.
  • A rate is only as good as its date. The list states that prices are subject to change at the company's sole discretion, so a rate quoted to you verbally carries no date and a rate on a document dated 21-08-2026 does, which is the whole reason to ask for the dated page rather than a screenshot of a number.
  • Nothing on the list quantifies PLC, GST or other charges. They are stated as extra with no rupee figure against any head, so the real outlay for a specific unit comes from a dated written cost sheet for that unit rather than from a verbal total.
  • Do not wait on an offer code to make the rate decision. The code is announced at the time of allotment and not at the EOI stage, so there is nothing to hold out for at the point where you are being asked to pay.

The part of the ACE Arte 20X5 plan that falls due before anything is built

20% of the base sale price, and that is the number worth carrying out of this section. The plan named 20X5 on the price list W.E.F. 21-08-2026 runs in five blocks of 20%, and the first block is split into two payments of 10% that are both triggered by dates rather than by work, so a fifth of the price is committed before a single slab has to exist.

  • Lines 1 and 2 are the part to plan your funds around, because they arrive on dates you already know at the moment you book and they do not wait for progress on site.
  • Lines 3, 4 and 5 are the part you have leverage over, because each is tied to a physical event. Go and see the slab or the structure before you release the instalment; a demand raised ahead of the event it names is a conversation to have before you transfer, not after.
  • Line 6 is the one that arrives larger than it reads. It carries other charges alongside the final 20%, and since no rupee figure is printed against those heads anywhere on the list, offer of possession is the moment a number you have never seen becomes payable. Ask for that head to be quantified in writing long before you reach it.
  • Read the printed plan against the one in your own paperwork, because the schedule that binds you is the schedule written into the registered Agreement for Sale and not the one on a price list. Each line is worked through on our breakdown of the ACE Arte 20X5 payment plan.

What an ACE Arte EOI buys, and what belongs on the receipt

An EOI of ₹10,00,000 on the 1,927 sq.ft* 3 BHK, ₹15,00,000 on the 2,614 sq.ft* 4 BHK or ₹20,00,000 on the 4,370 sq.ft* 4 BHK + S buys you a place in a queue and nothing more: units are allotted first-come-first-serve against a priority number, which fixes when you choose, not what you pay. Since the money moves before any unit is yours, the condition under which it comes back is the term that matters most at this stage.

  • The condition to get onto your receipt is the one the list already states: full payment refunded without any deduction if a unit is not allotted. A rule that lives on a price list and not on your receipt is a rule you would have to argue for later, so have it carried across before you transfer rather than after.
  • A better priority number does not buy a better rate. It changes the order in which you select an apartment, which matters for floor, tower and facing, and leaves the rate exactly where the price list puts it.
  • Match the EOI amount to the configuration you actually intend to take, because the three amounts are tied to the three sizes, and paying against one configuration while intending another is a reconciliation you do not want to be doing inside a first-come-first-serve queue.

The checks to make before a transfer leaves your account

  • Read every slash as a decision that has not been made yet. “Imported or Italian”, “putty or OBD” and “flush or skin” each leave two outcomes live, and the Agreement for Sale is the document that closes them, which makes the annexure to that agreement the specification worth negotiating over.
  • Because the sheet names material classes rather than brands, the word “provided” tells you an item will be there and nothing about what it will be. If a particular make matters to you, it has to be named in your paperwork, since naming it in a meeting achieves nothing.
  • ACE credits Ar. Hafeez Contractor as the architect on its ACE Arte project site, and the tagline on the launch material is “ART MEETS ARCHITECTURE”. Neither is a specification, so keep them separate from the annexure when you compare what is promised against what is contracted. The weight the ACE Arte scale figures should carry in your decision

Enough to picture the project, not enough to sign against. The announcement flyer states 784 units across 14.83 acres in 11 towers, and press coverage of ACE Group's launch release dated 1 September 2026, read on 3 September 2026, separately states 784 homes. These are announcement and press figures rather than register figures, which means they can be refined without anybody misleading you, so treat density, tower count and acreage as the shape of the project and confirm anything you are actually paying for against the register entry and your agreement.

  • An expansive central green, a spacious clubhouse and a low-density project are the flyer's descriptions of the scheme. Descriptions like these are settled by the sanctioned layout rather than by adjectives, so they are worth revisiting once a master plan is available to look at.
  • The flyer describes the location as the “greenest sector in Noida with a golf course in the sector”. A sector-level attribute is the part of a purchase least likely to change and the most useful thing on the flyer to weigh, because it survives whatever happens to a specific tower.
  • Proximity to Noida International Airport and the international cricket stadium is stated on the flyer. Infrastructure proximity is a location fact rather than a delivery commitment, so it belongs in your view of the address and not in your view of the timeline.
  • The address is Sector 150 on the Noida Expressway, the same sector in which ACE Group's separately registered original ACE Parkway was delivered. What that sector already has, and what it is still waiting on, is worked through in our Sector 150 Noida buyer's guide.

Scale and location statements here are attributed to the ACE Arte announcement flyer, apart from the “784 homes” figure, which comes from press coverage dated 1 September 2026 and read on 3 September 2026. Neither source is the register, and where a flyer figure and a register figure ever differ, the register is the one to act on.

The ACE Arte decisions that cannot be made yet, and what that means for your timing

Anything that depends on a specific unit. As at 3 September 2026 the desk has not seen a publicly circulated unit-wise floor plan PDF or a master plan for ACE Arte, though renders are published, and the documents in circulation are the price list W.E.F. 21-08-2026, the announcement flyer, the specification sheet and those renders. You can decide on the project, the rate and the payment structure today; you cannot yet decide on a layout, a tower or a facing on published paper.

  • Be sceptical of a layout you are shown that nobody can source. No unit-wise floor plan drawing has reached the desk as at 3 September 2026, so a plan circulating as an ACE Arte layout should be confirmed with the developer in writing before it shapes a decision or a price you accept.
  • Tower and unit selection stays a written question at booking, because no master plan or tower-numbering drawing has reached the desk as at 3 September 2026. Get the tower and unit you are being allotted named on paper rather than pointed at on a screen.
  • The area you multiply the rate by is still provisional, since no area basis is named behind the tentative sizes* and carpet area as defined under RERA is specified in the Agreement for Sale. That is the gap to close before you treat any base price as final.
  • Your real outlay is not on any published document, because no rupee figure is printed against PLC, GST or other charges. An itemised charge sheet for a specific unit comes as a dated written cost sheet from the desk, and asking for one costs you nothing. An opinion about a building nobody has lived in is worth very little today, and a check against dated paper is worth a great deal, particularly while no publicly circulated unit-wise floor plan PDF and no master plan have reached the desk as at 3 September 2026. The register entry, the dated price list, the structure of the 20X5 plan and the EOI refund condition are four checks you can make yourself, in an afternoon, without asking anyone's permission.

  • Open up-rera.in, go to Registered Projects and pull UPRERAPRJ528653/07/2026 up on your own screen. A registration number is only reassuring once you have seen it on the Authority's site, and that includes seeing it there rather than here.

Search the registration number, UPRERAPRJ528653/07/2026, at up-rera.in and match the promoter name and the sector against what you were told. The entry should show promoter ACE Infracity Developers Pvt.
